Usually when someone from out of town or another state wants to move to our area, whether they are transferring with a company, moving back home, or looking for small town America.   These folks don't have time to drive all over town looking for signs that a property is for sale, not only that, they don't know the area.  These future Prescotteers are looking for a home now.  They are going to call the local Real Estate Office, which is Nevada County Real Estate.

What is Earnest Money?
 
Earnest money is a deposit that you give when making an offer on a house.  A seller is understandably suspicious of a written offer that is not accompanied by a cash deposit to show "good faith."  This deposit reassures the sellers you are genuinely interested in buying their home and are willing to make them an offer.  This money is only deposited once the offer has been negotiated and accepted by both parties and goes toward the down payment.  This deposit is then held in an escrow account, usually the listing companies account.  The amount of earnest money deposit varies and could range from 1% to 10% of the asking price.  It should be very clear how this deposit will be returned to you if the offer is rejected or kept as damages if you later back out for no good reason.

  Pre-qualify before you search for a home to buy.  This determines how much you can afford and allows you to move quickly when you find the right home, especially when there are other interested buyers.  It also indicates to the seller that you are serious and really can afford to buy the property.

Make good first impressions! The grounds should be property maintained summer or winter. Have the Lawn mowed and raked, shrubbs trimmed, driveway and sidewalks swept or shoveled clean and all debris removed from the property

Arrange shades or drapes to give a maximum amount of light in dark rooms. Replace ALL burned out light bulbs and repair faulty switches.

Minor repairs (not renovation), cleaning (especially) and de clutter are essential.

Keep pets out of the way, or temporarily out of the house, if possible. Some people are uneasy around animals and they may distract from the prospect's attention. 

Apologies should never be made for any adverse appearance of your home. It only emphsizes the defects.
